Your Toughest ASC 842 Questions Answered

November 19, 2026

Tenant improvement allowances. CPI escalators. A lease that’s been modified twice since commencement. These are the ASC 842 questions our customers ask most, and year-end close makes them harder to put off.

In this session, Jess Vento, Senior Director of Solution Engineering & Education, will walk through your toughest questions using real lease examples. You’ll learn how to separate lease incentives from lessor-owned improvements, decide which variable payments belong in the lease liability, and handle term extensions, space changes and rent adjustments, including the dates and decisions that drive remeasurement.

Built for CPA firm audit and accounting teams reviewing client leases, and for controllers and corporate accounting teams closing the year under ASC 842.

Learning objectives

  1. Differentiate a lease incentive from a lessor-owned improvement and apply the correct accounting to tenant improvement allowances.
  2. Analyze variable lease payments to classify each as index-based, in-substance fixed or usage-based, and identify which belong in the lease liability.
  3. Determine when a change in a CPI-based payment requires remeasuring the lease liability and when it is recognized as variable lease cost.
  4. Apply the accounting for common lease modifications, including term extensions, space changes and rent adjustments, and identify the effective date and discount rate used for remeasurement.
